The revitalization of 277 Northern Blvd in Great Neck transforms a dilapidated 1960s office building into a striking corporate headquarters for a global chemicals import/export company. Originally a two-and-a-half-story structure atop a deteriorating two-story parking deck, the building suffered from failing windows, a cracking precast facade, and structural deficiencies. The comprehensive rehabilitation reimagines the building’s form and function, blending dynamic exterior design with a sophisticated interior tailored to the tenant’s needs.
The facade renovation is a bold departure from the original monotonous, ribbon-windowed exterior. OKO Skin fibre cement cladding in varied greys lends a sleek, contemporary aesthetic, complemented by composite wood-look sunscreen louvres that enhance sun control and privacy. The design team reconfigured the building’s geometry, extending floor assemblies as horizontal bands to create a staggered, dynamic massing. These extensions form integrated overhangs and canopies, providing shade and visual interest to the parking area below. A new entry sequence, featuring elongated steps and a custom canopy, welcomes visitors with elegance and clarity. The material palette—cool greys and rich wood tones—strikes a balance between modern restraint and warmth.
Inside, a total gut renovation prioritizes openness and connectivity. A large floor opening along the front facade links the second and third stories, creating a dramatic double-height reception area bathed in natural light. Light wood millwork and curved slatted walls soften the interior, while exposed ceilings maximize spatial volume. The interplay of light tones and organic forms fosters a welcoming yet professional atmosphere, perfectly suited for a global corporate headquarters. This thoughtful redesign not only addresses structural and functional needs but also elevates 277 Northern Blvd into a beacon of modern architectural ingenuity.
