Mojo Stumer Associates is the master-planner and architect for this mixed-use development overlooking Manhasset Bay, which takes advantage of the steeply sloped topography of the existing site to provide a combination of multi-family and retail uses stacked at various elevations across the site. The lower level retail portion is embedded into the site, with its roof acting as the ground surface and parking lot for the second level of programming above, leading to a cohesive and ecologically friendly site design that makes responsible use of the limited available site area. Tapered fabric trellises and a double-height glass entry provide a striking rhythm to the street-facing façade, while integrated roof planting further enhance the building’s literal connection into the site. The rear structure sits at a higher elevation, awarding generous waterfront views to the residents, while also providing a critical setback from the road to improve privacy and security.
